BNP Paribas Real Estate held its "Market Update on commercial real estate in Metz and Nancy in 2019" on Thursday 5th March at Metz Congrès Robert Schuman. This was an opportunity to talk about the vitality of Metz Métropole's commercial property market: around 32,000 m² were transferred in 2019, i.e. 90 office sales or rental operations for an average surface area of 367 m². 13% of the volume of these transactions were carried out in new buildings, compared with 68% in 2018. New buildings in the Amphitheatre District found takers quickly in 2018, as soon as the properties were put on the market, boosting the volume of transactions in new premises. Values are stable on the rental market with a prime rent of €180 excluding tax/m²/year in the Amphitheatre District. On the outskirts, the average rent is 114€ excluding tax/m²/year in second-hand premises and 135€ excluding tax/m²/year in new buildings. Regarding the business premises market, the Moselle area has seen a 71% increase in transactions compared to 2018, and demand reached 176,000 m², up 23% compared to 2018. Rental prices are relatively stable, ranging between €50 and €60 excluding VAT/m²/year. The hundred or so participants were presented the figures for the two metropolitan areas.
